Frequently Asked Questions
The FAQ's (frequently asked questions) below are provided as a customer service. Most of the questions and answers apply to a general situation and may not apply to individual circumstances different than what is relayed in the data. If you don't find the information you need, contact us for more information.

Q. How do I know what mortgage program is best for me?
A. There is no simple answer to this question. Each person must take into consideration:

  • How long they plan to own the home.
  • Their prospects for job improvement and advances.
  • Their current financial status.
  • Family needs now and the future.

The best solution is a meeting with an experienced loan counselor. We try to give you the information that will assist you to make the decision best for your circumstances.

Q. How do I know when it is economically sensible to refinance my existing mortgage?
A. Many people use the rule of thumb that when you can get a new loan for an interest rate of 1% less than your current rate, it's time to start considering a refinance. For instance, the difference between a $100,000 30 year loan payment at a 9% interest rate and an 8% interest rate is over $70! Your savings could be more than $800 annually and thousands of dollars over the life of the loan.

Q. How do I choose a mortgage lender?
A. We recommend following these guidelines:

  • How long have they been in business and how substantial is their backing?
  • Can they provide numerous references?
  • Are they backed by a commercial bank?
  • Do they offer a wide range of conventional and non-conventional products for now and the future?

Follow these guidelines and use good common sense for making perhaps the biggest financial decision many people make in their lives.
